URBAN PLANNING SPECIFICS OF ARCHITECTURAL DESIGN FOR THE FLOODED COASTAL AREAS OF THE NETHERLANDS

The article reviews residential developments in large Dutch cities located in flooded and waterfront areas and considers their siting within the area, layout, urban planning references, and interaction with the waters. The author has identified the principal factors that influence the architecture and planning of such developments: the type of coast and water body, flooding height, functional layout, relationships between the buildings and the coastal area and the water body, and transport and pedestrian traffic patterns. The planning contexts of such facilities in contrast to inland projects are highlighted, and non-standard and new building typologies are established as dictated by the site, the need to protect the buildings from flooding, urban planning models used, arrangement of buildings in relation to the shore, and restrictions on the placement of buildings.
