The article reviews the opinions of housing market experts concerning qualitative differentiation of high and medium comfort buildings in Saint-Petersburg and in other countries. The urban planning characteristics of housing, apartment mix and floor area of high and medium consumer quality apartments in the historical centre of Saint-Petersburg and other countries have been studied. The scope of data obtained can provide a research basis for evaluating the consumer qualities of housing and for developing housing projects of the above-mentioned quality levels.

FUNCTIONAL AND PLANNING FEATURES OF HIGH AND MEDIUM CONSUMER QUALITY APARTMENTS IN ST. PETERSBURG AND FOREIGN ELITE APARTMENTS

The article reviews the functional and planning solutions of high and medium quality apartments in the central boroughs of St. Petersburg of foreign luxury apartments. The study identifies factors that could be used for differentiating between high-quality apartments and ‘business class’ housing in Russia and compares them to luxury apartments in other countries. Apartments were selected for analysis on the basis of their position in the housing market. The results of the study provide a basis for assessing the quality of dwellings. The characteristics of ‘high-end’ housing and medium consumer quality apartments in St. Petersburg were found to be largely identical, which does not allow a clear distinction between the classes to be drawn. The article identifies the qualitative characteristics and certain functional and planning solutions of apartments in other countries, which can be used as a reference for designing apartments to meet the exacting tastes of well-off consumers.
