The eastern coast of the Adriatic often suffers from infill developments, lack of comprehensive urban planning and, as a result, serious problems with attracting large investments. The article considers the urban planning concept of resort city development taking into account the influence of territorial, artistic, spatial planning, structural and economic attributes of the area using as an example the village of Buljarica and the beach of the same name in the Budva Riviera (Montenegro). The planning nodes, axes and main viewpoints are determined, and the functional and architectural and planning models of the resort city being planned are presented.

A SPATIAL MODELING CONCEPT FOR A RESORT CITY IN MONTENEGRO WITH REFRENCE TO BULJARICA

The disintegration of the Socialist Federal Republic of Yugoslavia and then of the alliance of Serbia and Montenegro influences considerably the investment potential of underdeveloped resort and recreation areas. Whereas in Central and Western Europe the majority of seaside resorts have reached a climax in their development, the eastern coast of the Adriatic suffers from infill construction projects, lack of comprehensive urban planning and, as a consequence, serious problems with the attraction of major investments. Allowing for the local geographic context, the article considers a planning concept for the town of Buljarica and the beach under the same name in Budva Riviera (Montenegro).
