Methods of localization of public spaces in modern residential complexes

Several examples are used to illustrate the possibilities of the "irreversible localization" method, when shared use spaces are located in residential buildings so that they cannot be turned into housing, a penthouse or other commercial function in order to accelerate the payback of the residential complex. The real-life possibilities and limitations associated with the inclusion of workplaces, recreational facilities for all-season use such as winter gardens, and built-in low-capacity DOW are considered. Examples represent the most interesting layouts from the modern practice of Moscow, St. Petersburg and other major cities of Russia, as well as some residential complexes in other countries.
