DEVELOPMENT OF VLADIVOSTOK’S BUILT-UP AREAS: TARGET DENSITY, URBAN FORM AND ECONOMIC POTENTIAL

The article examines the urban development potential of Vladivostok’s built-up areas based on density indicators in the context of the existing housing problems. Density is considered as inseparably connected with the spatial parameters of the built-up environment. The differentiation of the morphological urban forms was carried out and the total area ratio of the various types of development was determined using Spacematrix based on the interrelated parameters of density and land-use ratio. Urbanized areas with potential for density increasing are identified in the city. A comparison was made between the population density and building density values as specified in the regulatory documents and those recommended by the Standard housing by JSC DOM.RF and KB Strelka LLC. The issue of target density is discussed as a measurable indicator of ensuring the efficiency of urbanized area use in terms of social and economic capital development along with upholding urban life values and preserving adjacent natural areas. At the same time, the target density is considered in conjunction with the morphological characteristics of the urban forms. The study enabled the boundaries of Vladivostok’s built-up areas to be defined and the potential for increasing the density of development to be estimated.
