The article discusses the main stages in the formation of the architectural environment of Novosibirsk’s historical center. The stylistic and spatial characteristics of buildings pertaining to different periods are described. Using the transformation of individual buildings as a case, the global changes in the concept of the city’s central area formation are considered. The findings can be used in development projects for this area of the city.

The article reviews the tendencies in housing construction in Novosibirsk in the late 20th– early 21st century. The main stages of this period in housing construction are identified, their brief characteristic are provided, and the degree of involvement of the architect in the creation of the spatial planning and architectural and artistic solutions of apartment houses is determined.
